As Lower Coombe Royal has been built into a beautiful valley, it is not the most approriate location for those who are infirm or use a wheel chair. Please read below for particular details about each property:

Access Statement

Lower Coombe Royal sits amongst more than eight acres of historic gardens, once part of the Coombe Royal estate, gong back to the twelfth centuary. Although it is in a rural position, Lower Coombe Royal is only ten minutes walk from the main town of Kingsbridge, where other forms of transport can be found; namely bus, taxi and ferry. However, as with many Devon towns, it is on a hill and it will take fifteen minutes to walk back to Lower Coombe Royal.

The main house has been converted to house two apartments and the main house. An old coach house, thought to be the stable for Coombe Royal many years ago, has been converted into an upside down cottage on the edge of the orchard. There is a large pond fed by a stream coming down the valley, within which Lower Coombe Royal nestles.

There are foot paths meandering around the garden and it is steep in places indicative of a deep valley. Not all the paths have been restored as it is part of our ten year restoration project. However, the main paths are kept clear for our guests to wander. Benches can be found on the way.

Prior to arrival
The Lower Coombe Royal website has many photographs of the gardens, cottages, apartments and facilities. Reservations are usually made by email or on line using our booking system on the website. Confirmation is then sent by email or if required, by post. A confirmation email, once the final payment has been made, is sent which includes a map, local directions, site map and tourist information, along with local restaurant and shop details and a babsitter list if appropriate.

Guests can arrive by train to Totnes and a taxi can be arranged to bring people to Lower Coombe Royal, journey time of approximately fifteen minutes. Buses are also available from Totnes to Kingsbridge and take approximately half an hour.

Car Parking
Each property has its own parking space close to the accommodation and is indicated on our site map, provided prior to arrival and available on our website. The surface is gravel and is suitable for wheel chairs and buggies. Some of the accommodation is easier to access than others; please refer to the accommodation detail further in this document.

Our housekeeper will be here to greet you or if you are arriving after 5pm, then we will leave the key under the mat for you. You can always contact Susi on your arrival should you require something.

External lighting
All of the properties have external lights and security lights, which can be managed by our guests. The length of the drive does not have lighting and we provide wind up torches in each property for you to use should you decide to walk out at night.

Communal facilities
Guests are free to walk around the gardens. However, as the gardens have not been cleared in all areas, care needs to be taken when walking about. In particular, children need to be supervised around the pond areas.

There is a play area for children and adults above the main house. There is a climbing frame with an eight foot tower made to an extremely high standard and specifications. There is a flat area for net games or croquet. Various games can be found in the shed. The climbing frame can be used yet at our guests own risk. Please supervise children at all times. We would like you to have a fun yet accident free holiday.

Property details
There are floor plans for each of our properties to be viewed on our website, along with a range of photographs. All kitchens have standard height kitchens and normally fitted bathrooms. Showers are either over the bath or en-suite showers, as indicated in the detail below. All light switches are at the standard height of approximately 1.2m from the floor.

The Royal House
The Royal House has its own parking area approximately 4m from the terrace doors. There are stone steps from the parking area down to the terrace and two steps up to the terrace doors, each 66cm wide. There is a little used yet available front door 86cm wide with a 17cm step. The main living area, kitchen and utility are all on the same level and have wider than standard doors of 87cm. There is a ground floor cloakroom. A wide (1.1m) carpeted staircase leads up to the bedrooms and bathrooms on the first floor.

Upstairs is a family bathroom with a shower over the bath. The master bedroom has an en-suite shower room with a 24cm step and a door width of 50cm.

The Coach House
The Coach House has parking available immediately outside its front door and to the left of the house. There is a low wooden threshold into the hall and two steps into a further hall before taking the stairs to the sitting room with an open plan kitchen on the first floor. All bedrooms and bathrooms (with under floor heating) are on the ground floor. The master bedroom has an en-suite walk in shower with a wooden seat under the shower. The door width is 62cm and step of 21cm. The Family bathroom has a sloping ceiling above the bath with shower so limiting head room.

A stable door from the sitting room has a shallow wooden threshold and leads to a flat terrace area. Stone steps lead down to the driveway and parking area.

The Lawn Apartment
The Lawn Apartment has its own driveway leading to an under cover garage area immediately in front of the front door. A set of stairs from the front door lead up to the entire apartment on one floor. There is an open plan sitting, dining and kitchen area leading out onto a terrace with a wooden threshold. One step from the terrace takes you onto the garden area with a slight slope.

There are two bedrooms, one with an en-suite shower room. The door width is 40cm and step of 30cm. There is a family bathroom with a shower over the bath and under floor heating.

The Garden Rooms
From the parking area, there is a flight of stone steps with a hand rail to the Garden Rooms terrace. There is one step to the front door and a wooden threshold to step over into the Garden Rooms. The sitting room and kitchen are open plan and lead to the bedroom through double doors. There is a separate bathroom, with under floor heating, and toilet, with the shower over the bath.

From each of the main rooms there is a set of French doors. There are two steps from these doors down to the terrace. The terrace is raised above the gardens by approximately 3m and is not suitable for small toddlers.
