1. General
The letting of any property at Lower Coombe Royal ("the Property") for any period ("the Tenancy") shall be between Lower Coombe Royal ("the Owner") and the person(s) named on the booking form ("the Tenant(s)") such expression to include any other person occupying the Property with the Tenant(s).
2. Rent
Rents shown are per week (or per Short Break, where applicable). All bookings are to be made directly with the Owner.
3. Deposits and balance settlement
For bookings made more than 2 months before arrival a deposit of one third of the total rent together with the appropriate cancellation scheme premium is payable on booking. For bookings made less than 2 months before arrival the full rent is payable on booking (together with appropriate cancellation scheme premium).
The balance of rent must be paid at least 2 months before arrival, without further demand. The acknowledgement of the balance payment will detail arrangements for access to the property.
4. Cautionary Deposit
A security deposit of £150 per property is required and £200 for the Royal House. This will be refunded in full after inspection of the property following the departure of the Tenants, subject to the state of the property and its contents being satisfactory. Deductions from the deposit to be returned shall be made in the event of breakage, damage or lack of cleanliness.
5. Insurance against cancellation
Lower Coombe Royal’s Insurance does not cover holiday cancellation. Therefore, monies cannot be reimbursed in the event of a cancellation. Accordingly, we advise you to take out Holiday Cancellation cover.
6. Commitment
Once confirmation of booking has been issued by Lower Coombe Royal, the Tenant is liable for the total rent.
7. Cancellation
When booking arrangements have been confirmed the Tenant is then liable for the full cost of the holiday. Any cancellation thereafter must be made in writing to Lower Coombe Royal with the appropriate accompanying documentation. If the holiday is not covered under any Cancellation Protection Scheme the dates will be made available and if re-let the tenant will receive the full amount paid less a £100 administration charge.
8. Occupation and vacation of properties
The properties are available for occupation from 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure.
9. Provisions
All bed linen, bath/hand towels and tea-towels are provided. Tenants need to bring their own towels for beach use.
10. Unavailability
If the property shall be made unavailable for whatever reason or burnt down or rendered uninhabitable by fire or any other cause before the commencement of the Tenancy, the Tenancy shall be cancelled and the rent paid shall be refunded. The Tenant however, shall not be entitled to any further damages.
11. Tenants obligations
- To pay for any losses or damages to the property, caused by the Tenant or a member of their party (reasonable wear and tear excluded)
- To take excellent care of the property and leave it in an immaculate condition at the end of the tenancy. A cleaning service can be provided during the tenancy if requested in advance
- To permit the Owners reasonable access to the property
- Not to part with possession of the property, or share it, except with members of the party shown on the Booking Form
- Not to sell or transfer the booking to another party without the Owners' agreement
- Not to exceed the total number of people stipulated in the property description
- A cot may only be occupied by a child aged 24 months or less
- Not to cause an annoyance or become a nuisance to occupants of adjoining premises
- Not to smoke in any of the properties
- Not to bring any pets without prior agreement.
12. Tenant belongings
The personal belongings of the Tenant are the complete responsibility of the Tenant and no liability can be accepted for any loss or damage. Any articles left by the Tenant can be forwarded on receipt of a minimum handling fee of £10 plus VAT.
13. Occupancy
Properties are equipped and offered for the number of persons stated in the brochure (including infants under 2 years using a cot rather than a bed) and parties in excess of these numbers are not permitted under any circumstances.
14. Termination
Lower Coombe Royal reserves the right to terminate the Tenancy immediately if any of the above conditions are not observed.
Within the limitations imposed by this web-site, Lower Coombe Royal believes that the properties are fairly described. However, some changes do happen during the year and Lower Coombe Royal will make every effort to pass on any relevant information to prospective tenants. Should any further information be required on a particular property, it is always possible to speak to one of the owners.
15. Discretion
Bookings accepted at the discretion of the owner.
16. Validity Clause
If any term or provision in these Booking Conditions shall in whole or in part be held to any extent to be illegal or unenforceable under any enactment or rule of law that term or provision or part shall to that extent be deemed not to form part of this Agreement and the enforceability of the remainder of this agreement shall not be affected.
